Lifestyles are changing, and so are the demands on architecture, which must respond to new housing needs. Instead of office spaces, there is a need for residential buildings that fulfil the desire for private retreats, open community spaces and neighbourhood areas.
Located south of the Areal Böhler in Düsseldorf’s Heerdt district, the new residential quarter Vierzig549 has seen the completion of a majority of its buildings in recent years. The final construction phase consists of two block buildings and a high-rise, originally intended primarily for office and commercial spaces. However, since the master plan was created in 2012, the requirements have fundamentally changed, necessitating a rethinking of architecture and urban planning. CROSS Architecture pursued the goal of designing “the colourful life” as a vibrant residential quarter. This includes a balanced utilisation concept, differentiated forms of housing and circulation, sustainable building constructions and generous green spaces.
In redesigning the development plan, CROSS Architecture rearranged various building volumes. Existing enclosed courtyard structures were opened up, creating protected outdoor spaces without losing housing space. The space removed from the building is added as volume in height. This sustainable approach not only creates new living space with more natural light but also opens up unsealed courtyards, which become green places for people to come together. This permeability towards the entire Vierzig549 district provides a connection to the immediate neighbourhood.
In order to strengthen the urban character of the district and to achieve a balance between the volumes, additional storeys were added to all buildings as part of the planning process. The now 17-storey high-rise with a polygonal footprint appears as a slender residential tower that serves as a landmark for the entire area.
In collaboration with the office KRAFT.RAUM, green spaces were planned that contribute to a liveable design of the quarter. The focus is on the close integration of the open spaces with the architecture and the connection of all three building components. The central design element is the angular and polygonal design vocabulary, which continues the building volume and thus also shapes the outdoor space. At the same time, this playful approach softens the strictness of the urban design. In addition to a neighbourhood park that connects the area, extensive façade greening was considered, which contributes to improving the microclimate in the district.
The design vocabulary of the buildings is characterised not only by polygonal floor plans but also by their timber-panel façade, featuring projecting balconies, horizontal bands and vertical material textures. In their overall effect, these architectural details create a modern, serene appearance.
