Many high-rise buildings with monofunctional office uses exist as independent solitaires in the city. However, what added value can these buildings offer to their neighbourhood, and how can the quality of the working environment in high-rises be improved for the long term?
MarkOne, located in the Bilker Westend district in Düsseldorf, follows an integrative planning concept and combines different requirements under one roof: cityscape, local community, sustainability and New Work. Situated at the southern entrance to Düsseldorf, the iconic architecture with a lush green façade forms a new landmark. Developed by CROSS Architecture on behalf of the Gentes Group, the MarkOne high-rise is clearly recognisable when crossing the Rhine and seamlessly integrates into Düsseldorf’s skyline.
The central element of the multifunctional usage concept is the neighbourhood lounge designed by CROSS Architecture on the ground floor for the new local community. Co-working, gastronomy and a neighbourhood kitchen with an event space invite people to come together — regardless of whether they are part of the office community or next-door neighbours. The sense of community is emphasised here.
The office spaces above are conceived as highly flexible, variably separable areas with green outdoor spaces on all floors. Since the building is designed for multi-tenant letting, each floor can be divided into different layouts. Uses extending across several floors are also possible according to this flexible concept. The Office Club on the 6th floor with semi-public shared uses for the tenants completes the usage concept.
There are additional benefits for the adjacent Bilker Westend district that arise from the façade of MarkOne: The building’s volume protects the largely car-free district from the noise emissions of Völklinger Strasse and creates a cosy and intimate urban space in the heart of the district. The building’s south façade, with an area of about 1,000 square metres, is fully greened up to a height of 60 metres and is interspersed with staggered terraces, balconies and loggias. The entire green volume of the façade increases biodiversity at the site, improves the microclimate, reduces thermal storage capacity and doubles carbon storage compared to a conventionally planned building.
"The planned quarter is being built in a place that was previously cut off from the city. For this reason, we absolutely wanted to avoid creating a new location with the MarkOne that has no connection to its surroundings. Instead, the high-rise is intended to strengthen the connection within the district and at the same time create a permeability towards Volmerswerther Strasse."
